Tenant FAQ's

Contact us at 765-413-5885, Monday through Friday from 9 AM to 5 PM, to schedule a showing. Before applying and paying an application fee, please ensure the rental is still available by contacting our office. Visit sorola.net/rent, select “Available Rentals”, and apply for the property you’re interested in. Submit the $50 application fee and complete the online application form for each person over 18 who will reside in the unit. Occupants under the age of 18 should be added as additional occupants.
If a rental is leased before your application is processed, $35 of the $50 application fee is refundable due to a nonrefundable merchant fee for accepting online payments. If your application is denied or canceled, there is no refund.  
 

No. We can not hold a place until we have an approved application, signed lease, and security deposit. Only then, can we hold a place for you.

To submit a maintenance request, please login in to your RentecDirect Tenant Portal and submit your request online. The easiest way to do that is by downloading the Resident Connect Rentec Direct App to your smartphone. If a faster response is needed you can also call the office at 765-413-5885. For police, fire emergencies or medical emergencies dial 911 before calling us.

The following are examples of maintenance emergencies:

  • The main sewer line is backed up
  • A pipe broke and water is leaking into the home
  • A fallen tree limb that has caused roof damage/roof leak
  • There was a break-in, and your home is now unsecured

Yes, if resident damage or neglect causes the problem, you will be charged for it. Also, you can be billed for a service call if you miss an appointment with one of our maintenance techs or contractors. You can also be charged by not reporting an issue, thereby causing the problem to worsen.

No, the lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Sorola Properties.

Self management can work well for people with time and the knowledge to do it effectively. Remember that we’re only a phone call away if you have questions or run into problems while self-managing. If you work full time or have a family and passions that take up most of your time and energy, you can benefit from professional management. We know the laws, understand the leasing process, and have a great maintenance team that keeps your maintenance costs low. We also have relationships with vendors that help us keep your property in great shape.

We know what is required to maintain a property.  We set out to start a management company with your perspective as an owner.  We at Sorola Properties look at maintenance and repairs as an opportunity to save you money.  We do this by doing most maintenance and repairs – “in house.”  Our maintenance techs are skilled and efficient.  They can get things done better and for less than most people can for themselves.  We also have a list of trusted and proven vendors who do great work, and give us great prices,which we pass on to you.

We start our exhaustive screening process by pre-screening a prospective tenant when an inquiry comes in.  By asking a series of questions, we can weed out tenants who in due course would not qualify.  We then have the prospective tenant pay a fee and fill out an application.  We verify financial, employment, tax and resident information.  We check credit score, criminal, and payment history.  A bad tenant can tear up your property, and cost you thousands of dollars.  While a good tenant is worth their weight in gold.  Screening tenants is one of the most important responsibilities we have.

We believe in and strive for simplicity and transparency in everything we do. Our management fee is 10% of gross receipts for single family homes. Multi family properties are negotiable.
